Federation cottages and Californian bungalows from the era just after the railway arrived still line the residential ridges, while a dense cluster of newer high-rise towers has grown up around the station and the retail core.

Two very different pipe stories sit side by side. The older cottages carry original clay drainage and ageing gas fittings; the newer towers run modern strata systems with entirely different failure points.

Victoria Avenue and the streets feeding into it carry a lot of this older housing behind renovated shopfronts and homes, where original pipework often surfaces mid-reno.

Archer Street's residential pocket is a good example of the older stock: double-brick homes where stripping back a dated kitchen routinely reveals gas pipework nobody's touched in decades.

Sitting on an elevated shale ridge, the older streets drain well most of the time. It's a heavy downpour that changes things, when established stormwater lines built for a smaller catchment suddenly have to cope with a lot more water at once.

Old housing and new towers send us down a similar list of jobs, just in different proportions: burst and leaking pipe repair, hot water repairs, blocked drains and water leak detection between them cover the vast majority of what a plumber's actually doing on site here.

Strata sign-off is a regular part of jobs in the newer towers, and we factor that into how a callout's handled from the first call.
